Proposed Property Tax Increases in San Pedro Garza García

Metropolitan municipalities such as San Pedro Garza García, Santa Catarina, and Escobedo are considering adjustments to property taxes and measures to increase early collection due to a budget crisis in the state.

The mayor of San Pedro, Mauricio Fernández, and his council have proposed an increase of up to 18%, mainly focused on "vertical condominiums." This increase would mean that these sectors pay amounts that could range from 2,000 to 7,000 pesos.

On the other hand, the mayor of Santa Catarina, Jesús Nava, has mentioned that they are evaluating the possibility of applying an increase of up to 25%, which would represent a significant increase for citizens. In contrast, the mayors of Monterrey, San Nicolás, and Santiago have indicated that they are analyzing the feasibility of this measure.

Regarding the mayor of García, Manuel Guerra Cavazos, he has mentioned that he is considering an increase for early 2025, although he has urged the population to make their outstanding payments to raise funds intended for the payment of municipal workers' bonuses.

The mayor of Morena has denounced that the previous administration spent 100 million pesos in the last 10 days, which has exacerbated the existing budget crisis in the state. In contrast, mayors from Movimiento Ciudadano, such as Héctor García in Guadalupe and Félix Arratia in Juárez, along with the PRI member from Apodaca, César Garza Arredondo, have assured that there will be no tax increases by year-end.

Disparities in property tax payments have been pointed out, where properties valued at 20 million pesos pay only 2,000 pesos, instead of about 40,000 pesos. To address this situation, a collection campaign has been carried out with discounts from August to October in some localities.

The mayor of Escobedo, Andrés Mijes, has also expressed his intention to increase the property tax, especially due to the rise in land value in the industrial area.
